Rent Amount

The Palm Beach County Housing Authority must certify that the contract rent for each unit for which a lease has been approved is:

  • Reasonable in relation to rents currently being charged for comparable units in the private, unassisted market
  • Not in excess of rents currently being charge by the owner for comparable unassisted units.

Items surveyed to determine if the unit is reasonably priced include:

  • Location
  • Unit size
  • Unit type
  • Quality
  • Amenities
  • Housing services
  • Management and Maintenance services
  • Age
  • Utilities included

Payments

After the Lease and HAP contract have been signed, and the tenant takes possession of the unit, PBCHA will issue monthly payments to the landlord, in the amount outlined on the HAP contract.The tenant will be responsible for paying their portion of rent directly to the landlord by the first of each month, as stated on the lease. PBCHA mails out landlord checks on the date required by the lease. If you experience delays on payments, please call the Housing Specialist assigned to your contract. All changes of address must be submitted in writing, sent via mail or delivered in person, to the Housing Choice Voucher Program office.
